Director, Anthony Jones, has been enjoying his time out of the office. From visiting Rainbow Beach and driving to Double Island Point, social catch ups with family and friends and a boat trip out in Moreton Bay (yes the fish was THIS big and it did get away!)

Yesterday he visited @windaroolakes golf course with his wife, Holly. They have recently started playing together and it’s lots of fun. This is a beautiful course in the Logan area with a great clubhouse for lunch afterwards. Well worth the visit.

The Urban Advisory team will be back on deck soon. The team are ready for a big year ahead.

Gold Coast’s growth dilemma: The coast can’t do it alone

For decades, growth has meant one thing, more high-rises along the beach. But with the city heading towards 1 million residents by 2046, that model isn’t sustainable.

Council’s new Directions Paper is proposing a shift: spread growth inland through “gentle density.”

What does that actually mean?

Instead of just building up along the coast, introduce more medium-scale housing across well-serviced suburbs. Townhouses. Duplexes. Low-rise apartments. Granny flats. Small-lot homes.

Focus growth around inland centres like Robina, Nerang, and Helensvale - places with existing infrastructure, transport, and services.

It’s not about stopping development. It’s about distributing it more evenly, protecting neighbourhood character, and creating genuine housing choice beyond just “detached house or apartment tower.”

Less pressure on the coastline. More options across the city.

Easier said than done, but a necessary conversation.

Unlocking Growth and Productivity: The Critical Role of Urban Planning

Australia faces a persistent challenge in lifting its productivity and on 19 to 21 August the Commonwealth Treasurer is convening an economic reform roundtable with stakeholders to scour over decades worth of reform ideas, looking for a silver bullet that everyone can agree on.

Modelling commissioned for the Productivity Commission on the economic costs (and benefits) of certain tax hikes has certainly added some spice to the discussion – local council rates hikes yield a net economic benefit whereas stamp duty is the largest net loss and an economic handbrake.

The challenge is not just talking about the problems. This demands genuine collaboration across all levels of government, robust evidence-based decision-making, and a willingness to invest in the infrastructure and planning frameworks that underpin future prosperity.

Our cities are ground zero for productivity gains or losses. Inefficient urban design, fragmented infrastructure, and a lack of integrated land-use planning create significant drag:

🛑 Congestion: Lost time, wasted fuel, reduced business efficiency.
📈 Housing affordability: Forcing skilled workers to live further from job centres, impacting labour market matching and increasing commuting burdens.

Last week, UA Director, Anthony Jones, was appointed the new Chair of the Lady Musgrave Trust @theladymusgravetrust

The vision of the Lady Musgrave Trust is to alleviate homelessness for young Queensland women and their children so they can live safe and meaningful lives.

This is an area that Anthony is passionate about, and he has been serving as a Director of the Trust since February 2023. With his experience in urban planning and property consulting, he is well placed to lead the Board into the next phase of growth and help deliver the Trust’s mission to increase the supply and accessibility of safe housing for young women at risk of homelessness. These are complex and urgent challenges, and Anthony is honoured to bring his skillset to lead this organisation at a stage of pivotal growth.

Anthony looks forward to continued work with the outgoing President, Dr Louise Kelly, who leaves the Trust in a solid position under her leadership. Dr Kelly will stay on as Deputy Chair of the Board.

For Anthony, taking on the role of Chair is both a privilege and a responsibility he holds with deep respect. The work of the Trust aligns closely with his values, ensuring that all young women in crisis have access to the safety and stability that supportive housing provides.

📢 Brisbane’s Housing Landscape Is Evolving 🏘️

Last week, Brisbane City Council announced it would undertake a comprehensive review
of low to medium density residential areas (LMR) across 18 suburbs, aiming to address the city’s escalating housing affordability crisis. With only 445 homes approved in LMR in 2023, down from a 10-year average of over 1,110, the need for change is pressing in this city.

Key proposals under consideration include -

🏡Reducing minimum lot sizes from 400m² to potentially 300m²
⬆️Increasing building height limits beyond the current 2–3 storeys
🚘Easing car parking requirements in areas well-served by public transport
✂️Streamlining development approvals to cut through red tape.

These changes aim to facilitate the development of up to 6,000 new homes in LMR zones by 2032, focusing on areas with existing infrastructure like shopping centers, schools, and public transport hubs.

At Urban Advisory, we recognise that thoughtful densification is crucial for creating vibrant, sustainable communities.

There is a serious housing crisis and we plan on monitoring this review as it progresses to understand the implications for urban design, housing diversity and livability in Brisbane.

🌻 Kalbar Sunflower Festival: Blooming with Community Spirit 🌻

Each autumn, the Kalbar Sunflower Festival transforms Queensland’s Scenic Rim into a golden sea of over a million sunflowers, attracting thousands of visitors from Brisbane and beyond. There’s something special about Brisbane by the river at twilight. It’s a place where people are doing exercise, families are having picnics, friends are catching up… we live in such a beautiful city. It’s nice to stop and appreciate it sometimes.

The Jones family had a fantastic-festive-evening recently at The Enchanted Garden in Roma Street Parkland.

The incredible display features 12km of fairy lights, powered by over 25km of cabling powers and behind the scenes. It's a world class event and we're really lucky to experience such a spectacle in Brisbane.

The Kangaroo Point Bridge officially opened on Sunday, making it easier to walk or ride between the eastern suburbs and the city.

We were interested to learn that a time capsule has been buried at the site, full of things that mark the design, history and legacy of the project, including:
A sample of materials the bridge is made from, a copy of The Courier-Mail and predictions of what Brisbane might look like in 50 years, as imagined by New Farm State School students.

The time capsule will be opened on 1 October 2074, and provide a glimpse of life back in the day - that being 2024!

“Place Making” is the process of creating vibrant, meaningful spaces that reflect the local community's identity, culture and needs. When done well, Place Making creates a sense of belonging, encourages social interaction, and enhances the overall quality of urban environments.

Some years ago, we were involved in the establishment of a dedicated Place Making and Urban Design team at Logan City Council. The focus of the team was to deliver projects that provided economic stimulus across Logan.

One such project was the Cusack Lane streetscape upgrade at Jimboomba.
Co-designed with the community, this project transformed the old precinct by relocating on-street parking, upgrading outdated infrastructure, expanding footpaths, levelling spaces, and creating larger, usable grassed areas. Large trees and street furniture were added, along with better lighting to support footpath dining and boost after-hours business.

It’s a prime example of a successful place making initiative, delivered through a whole-of-Council approach for the benefit of the local community.

What a transformation! The Mount Tamborine Motel has been reborn as The Tamborine Boutique Hotel. We've been watching this project with interest after spotting the charming hacienda style shell mid-development earlier this year.

The resort has just reopened, and it’s great to see the unmistakable character of the 1978 building has been maintained and enhanced. With a luxe Palm Springs style pool area, and a spectacular location perched atop the escarpment, the Tamborine is a landmark development for the Scenic Rim region and it’s sure to be a hit with locals and visitors alike.

The Scenic Rim Regional Council's "Vibrant and Active Towns and Villages" initiative is a long term plan aiming to revitalise local hubs, and the scheme has already transformed centres of Boonah, Tamborine Mountain and Beaudesert.

More recently, the development of master plans for Canungra and Kalbar aims to build on this success, creating a whole region of outstanding towns focused on local culture and community life, while supporting a sustainable and prosperous economy.

Last week, we spied some supersized palm trees making their way to the rooftop of the new Toowong development, One Earle Lane by @_azuregroup

Did you know, that if a proposed project falls under Accepted Development, you do not need to submit a development application to the council?

Examples of Accepted Development may include:

More development applications are happening in the local area, this time for the vacant site at the intersection of Wardell Street and Samford Road, Enoggera.

Designed by @kpaarchitects, the proposal is for a restaurant, butcher and cafe within a new 2-3 storey building. The butcher and cafe would be located on the ground level fronting Wardell Street, and levels 1 and 2 would house a large restaurant.

We'll definitely be keeping tabs on this interesting development.

We've all seen a council e-scooter or two parked in a very random place. Now, there's a plan to round those scooters up, making easier for riders to find and park scooters.

Brisbane City Council has started installing decals to highlight e-mobility parking hubs in areas of high demand, like here in the CBD. These marked e-mobility parking hubs aim to keep footpaths and roads clear, safe and accessible for pedestrians and road users.

Council has been progressively installing marked e-mobility parking hubs since October.

Some interesting plans for the inner north side, with a Development Application being lodged for a supermarket, cafe, gym and a rooftop restaurant with a poolside bar at Stewart Place, Ashgrove.

If approved, the development would involve demolishing the existing motor vehicle repair business and two residential houses currently on the site.

Designed by Z Architects, the project aims to revitalise the streetscape, improve local amenities, and enhance overall site functionality.
