Affordable Housing on the
Sunshine Coast
BIRTINYA, QLD
Urban Advisory is proud to partner with Brisbane Housing Company on an exciting new project in Birtinya, located on the Sunshine Coast.
Postcode 4575, which includes Birtinya, is one of the most unaffordable suburbs on the Sunshine Coast, a key driver for this initiative.
This project will deliver 90 affordable apartments that are available to the community at 74.9% or less of the market rent for similar properties in the area (means tested on annual household income).
These apartments are much needed for frontline workers in the surrounding areas including the Sunshine Coast Health Precinct and Birtinya Town Centre.
Urban Advisory has provided project management services to BHC, with our Director Anthony Jones leading design management, spearheading engagement with State and Local Government officials, and strategically guiding the project through the statutory approval processes.
Our expertise in managing complex projects has helped fast track this project for delivery after securing a Ministerial Infrastructure Designation.

Heavy Engineering HQ
WACOL, QLD
Urban Advisory is leading the design and delivery of a new headquarters for the leading Queensland railway construction and maintenance business.
This includes design of a purpose-built fleet 9 bay maintenance workshop, head office and an innovative training facility; infrastructure coordination (low pressure private sewer); securing government approvals; and managing delivery with a preferred contractor.
The development application for this project has been approved and we are now working with contractors to move the project into the delivery phase.

The York
BEENLEIGH, QLD
As the Head of Development, Anthony led the design and delivery of The York in Beenleigh.
​
The York is a seven-storey development comprising 4,660m2 of commercial space, including 173m2 of retail, 478m2 of SOHO, and 4,009m2 of office.
​
It also has two levels of underground car parking and ten short-term public car parks.
​
Anthony’s role included responsibility for:

Acquisition of the site from Logan City Council

Negotiating and establishing a joint-venture agreement with Alder Developments

Lease negotiation with Logan Water (office tenant)

Establishment and management of the consultancy team, with Conrad Garget as project architect
-
Securing State Government volumetric leases (under and over the road reserve) and Council development approval
-
Design management to 70% and securing development approvals
-
Selection and management of a preferred contractor, through a design and construct contract arrangement

Management of the contractor through the detailed design and delivery phases of the project
-
Ongoing program and risk management, progress and commercial reporting to the Board
-
Leasing, marketing and ultimate sale to Australian Unity

Future Master Planned Community
SOUTH EAST QUEENSLAND
Urban Advisory provided advisory services to Cedar Woods, a large ASX listed property developer on strategy and preliminary design for a new master planned community for 10,000 people.
​
This included engagement with the State Government and local Council to advocate for the project which would provide about 4,000 new lots in the fast-growing south-west corridor of south east Queensland.
Health & Medical Development
BUNDABERG, QLD
Urban Advisory worked with Asset SPS and a landowner to look at ways to increase the value of a residential land holding in Bundaberg.
This involved undertaking a highest and best use assessment of the site which leveraged the proximity of the site to a local retail centre to recommend a preferred development outcome as a medical centre to provide specialist services to the Bundaberg community.
Urban Advisory then led the design process with JSTN Architects and Empire Engineering for an 800m2 NLA medical centre with 43 car parks. Urban Advisory then worked closely with Bundaberg Regional Council to secure an impact assessable development approval. Future activities include tenancy leasing and further contractor engagement.
